LOCATION
Multi-family residential housing known as GARDEN HOUSE A is based on six apartment buildings, separated each other but grouped with an opened double courtyard, placed on mq. 9,867 area. This settlement is connected into an implementation city plan about mq 71,204, which includes different characteristics and destinations such as green and urban park, road network, drive places and parking, a great central square, finished with fountain, pedestrian connections and gaming area for children, with the incidence concerning 45% of green areas.
DESIGN
The architectural planning carry on the most important and historical materials of our morphologic tradition, such as brick wall in view , the natural stone “Ceppo” and wood, introducing at the same time the greenery like a new element, very expressive and efficient for the bioclimatic intrinsic effect, designed in order to mark the structural shape of buildings, with “green vertical lines” in all each façade and with large horizontal planters for each terrace.
The housing complex is realized with a very professional shell-machinery system able to guarantee the Class A, with all advantages from the high quality of life as well as the considerable saving energy and the reduced carbon dioxide emission: a free system of our daily living, for a man integrated with the environment.
The constructive typology regarding the settlement is by frame in reinforced concrete, which is integrated with walls according to the rigidity requirements defined by the structures calculation. Furthermore, the vertical external partition elements are completed with a flat counter-wall system, an overall at around 7.5 cm, which it’s established by the assembly of gypsum slabs, reinforced by the glass fiber, fixed on sheet metal pillars and whith the insertion of rock wool panels, density of 40 kg / mc, thickness. 4 cm. While turning to internal partitions, it has been introduced a highly performing wall system, both in terms of sound-proof, both in terms of fire resistance, both for the quality of the finish and accuracy of installation. It’s generated by a system of double fiber-reinforced gypsum slabs, with interposed insulating layer, twice through apartments; its specific metallic frame is anchored with load-bearing structures and gives an interspace for the passage of machinery systems.
This housing complex is equipped with a new machinery system, composed by : heat pump, puffer for stocking hot water, condensing boiler in integration and underfloor heating; a centralized multi machine system for heating and hot water supply, with measurement and recording about consumption for each single apartment.
The system offers punctual efficiencies at more than 165%, reduction of annual costs regarding the heating till 50% and knocking down of carbon dioxide emission till 50% in comparison with conventional systems, increasing in energetic qualification concerning the building with the consequent increasing in building’s value.
Moreover, there is a power ventilation system with extraction in automatic control for a permanent change in domestic air.
In this building complex we introduced a new utility: the building automation; with this technology you can control loads and manage heating, move roller shutters, turn on or off your lights, also creating various scenarios at your discretion; than you can manage your antitheft alarm system, also by your mobile phone or any other electronic device.
In according to the applicable legislation about energy saving, environmental impact, safety of use, and to the European Directive 89/106/CE, we installed in each building an innovative elevator system, able to recover 60% of the used energy during lift travel, making it available for the next one, ensuring the regular function also in case of the extended black-out.
